This disclosure is published here for your information. In any transaction involving our affiliated services, you will receive this disclosure as a dated document identifying you and the subject property, and you will be asked to sign an acknowledgment at that time.
This is to give you notice that PowerBridge Capital, Inc. has a business relationship with the settlement service provider(s) listed below. The nature of the relationship and an estimate of the range of charges generally made by such provider(s) are set forth below. You are NOT required to use the listed provider(s) as a condition for settlement of your loan or for the purchase, sale, or refinance of the subject property.
1. Nature of the Relationship
PowerBridge Capital, Inc. is a California corporation that operates the following two settlement service businesses as Doing-Business-As (DBA) divisions of the same legal entity:

Because both DBAs operate under the same parent corporation (PowerBridge Capital, Inc.), the entities share common ownership and control. Rouvaun A. Walker is the principal officer (CEO/Broker) of PowerBridge Capital, Inc. and may receive an indirect financial benefit when you elect to use both the lending services of Power Banc Lending and the real estate brokerage services of Dena Phoenix Real Estate Partners.
2. Estimated Range of Charges
Set forth below is the estimated charge or range of charges for the settlement services listed. You are NOT required to use the listed provider(s) as a condition for the settlement of your loan or for the purchase, sale, or refinance of the subject property. THERE ARE FREQUENTLY OTHER SETTLEMENT SERVICE PROVIDERS AVAILABLE WITH SIMILAR SERVICES. YOU ARE FREE TO SHOP AROUND TO DETERMINE THAT YOU ARE RECEIVING THE BEST SERVICES AND THE BEST RATE FOR THESE SERVICES.

All commission terms are disclosed in writing prior to engagement. |
3. Acknowledgment
In each transaction in which PowerBridge Capital, Inc. refers you to one or both of its affiliated DBA divisions, you will be provided this disclosure as a dated, transaction-specific document and asked to sign the following acknowledgment:
I/we have read this disclosure form and understand that PowerBridge Capital, Inc. is referring me/us to purchase the above-described settlement service(s) from one or both of its affiliated DBA divisions and may receive a financial or other benefit as the result of this referral.
This disclosure is provided pursuant to the Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2607(c)(4), and 12 CFR § 1024.15.
